New Dormitory Plans Spark Debate in Downtown Amherst

In a move that has both excited students and raised eyebrows among town residents, Amherst College has announced plans to lease a new dormitory space above and behind the Amherst College Store on South Pleasant Street. This development, which could house 63 students as early as next fall, promises modern amenities including in-unit kitchens and bathrooms, a welcome change for many students currently facing overcrowded living conditions. However, the project has ignited a heated discussion about zoning laws and the future of downtown Amherst.

A Glimpse into the Future

The proposed dormitory will feature a mix of singles, doubles, and suites designed to accommodate three to four students. With all 22 units equipped with their own kitchens and bathrooms, the new living arrangements are set to provide a more comfortable and independent lifestyle for students. Mike Thomas, the college’s chief financial and administrative officer, emphasized that this initiative aims to alleviate overcrowding in existing dorms, particularly in Cohan Hall, while also preparing for future housing needs as the college’s Climate Action Plan progresses.

Despite the excitement among students, the project has not been without controversy. Local residents have raised concerns regarding a potential violation of town zoning codes, which currently prohibit dormitories in the downtown area. Critics argue that the planning board may have overlooked this crucial detail when approving the project. Maura Keene, a longtime resident and observer of the planning board meeting, expressed frustration, stating, “The planning board really screwed up.”

The planning board, composed of volunteers and advised by planning department staff, faces scrutiny over its decision-making process, especially following the recent retirement of the head of the planning department. With the project already greenlit, residents are left wondering how the board will address these zoning issues moving forward.

Community Perspectives

The debate extends beyond zoning laws; it touches on the broader implications for the community. Some residents argue that the downtown area should prioritize long-term, year-round residents who contribute to the local economy and community fabric. David Farnham, a 32-year resident of Amherst, voiced concerns about the lack of diversity in housing options, suggesting that the influx of student housing does not support local businesses effectively.

Conversely, students are largely enthusiastic about the new dormitory. Many have expressed a pressing need for more housing options, particularly in light of the overcrowding in existing dorms. “Cohan is ridiculous,” remarked Seth Yoo ’26, highlighting the urgency of the situation. The prospect of having kitchens and bathrooms in their units is seen as a significant improvement, with students like Kate Bestall ’27 eagerly anticipating the change.

As the college moves forward with its plans, it remains committed to complying with all zoning bylaws. Thomas reassured residents that if any revisions are necessary, the college would fully support the planning board’s decisions. The timeline for completion is ambitious, with hopes to have the dormitory ready by fall 2025, but the path ahead is fraught with challenges.
