In a move that has both excited students and raised eyebrows among town residents, Amherst College recently announced plans to lease a new dormitory space above and behind the Amherst College Store on South Pleasant Street. This ambitious project, which could house 63 students as early as next fall, promises to offer modern amenities like in-unit kitchens and bathrooms, but it has also ignited a heated discussion about zoning laws and community needs.

During an Oct. 16 town planning board meeting, college officials revealed that the newly renovated building will feature a mix of singles, doubles, and suites designed to accommodate groups of three and four. With all 22 units equipped with their own kitchens and bathrooms, the new dormitory aims to provide a comfortable living environment for students who have been grappling with overcrowding in existing facilities like Cohan Hall.

Mike Thomas, the college’s chief financial and administrative officer, explained that the decision to lease this space is a short-term solution to alleviate housing pressures while also considering long-term alternatives as the college prepares for future developments, including the anticipated Climate Action Plan completion in 2030.

Zoning Concerns: A Community Divided

However, not everyone is on board with the college’s plans. Some town residents have voiced concerns that the project violates local zoning codes, which prohibit dormitories in the downtown area. Critics argue that the planning board may have overlooked this crucial detail, leading to a hasty approval process. Maura Keene, a longtime resident and local journalist, expressed her frustration, stating, “The planning board really screwed up.”

The debate has sparked a broader conversation about the role of student housing in the community. Many residents believe that the downtown area should prioritize long-term, year-round residents who contribute to the town’s economy and culture. David Farnham, a 32-year resident of Amherst, lamented the lack of diversity in housing options, suggesting that the influx of student housing has not benefited local businesses.

On the flip side, students are largely enthusiastic about the new dormitory. Many have expressed a pressing need for more housing options, especially given the challenges of living in overcrowded conditions. “Cohan is ridiculous,” remarked Seth Yoo ’26, highlighting the urgency of the situation.

The prospect of having kitchens and bathrooms in their units has also been a significant draw for students. Kate Bestall ’27 noted, “The kitchen and bathrooms are definitely a plus,” while Adrian Salgado ’27 shared his excitement about the potential for a vibrant community culture in this new downtown living space.
